Background of the Study
Land banking is a strategic investment practice where investors acquire large plots of undeveloped land with the intention of holding onto them until they increase in value, often through urban development or infrastructure improvement. In Abuja, Nigeria’s capital, the real estate market has experienced rapid growth, with increasing demand for residential, commercial, and industrial properties driven by population growth, governmental activities, and infrastructural development (Adepoju & Adeyemo, 2023). The use of land banking strategies has become an essential tool for real estate investors aiming to capitalize on Abuja’s expanding urban sprawl and future growth potential.
Land banking is particularly advantageous in Abuja, where land prices are expected to rise as urbanization continues and government policies focus on expanding the city’s infrastructure. Investors who engage in land banking can benefit from significant capital appreciation, making it an appealing strategy for long-term wealth accumulation. However, the effectiveness of land banking as a real estate investment strategy in Abuja has not been fully assessed, particularly with regard to its role in promoting market growth and stability.
This study aims to explore the role of land banking strategies in real estate investment growth in Abuja, focusing on the benefits, risks, and long-term market impacts of such strategies.
Statement of the Problem
Despite the potential benefits of land banking strategies, their role in Abuja’s real estate investment landscape is not well-documented. Many investors in Abuja are unsure about the long-term viability of land banking, while others face difficulties in identifying the most lucrative land banking opportunities. As the demand for real estate increases, understanding how land banking strategies can contribute to market growth and development is critical.
