Background of the Study

Land banking is a strategic investment practice where investors acquire large plots of undeveloped land with the intention of holding onto them until they increase in value, often through urban development or infrastructure improvement. In Abuja, Nigeria’s capital, the real estate market has experienced rapid growth, with increasing demand for residential, commercial, and industrial properties driven by population growth, governmental activities, and infrastructural development (Adepoju & Adeyemo, 2023). The use of land banking strategies has become an essential tool for real estate investors aiming to capitalize on Abuja’s expanding urban sprawl and future growth potential.

Land banking is particularly advantageous in Abuja, where land prices are expected to rise as urbanization continues and government policies focus on expanding the city’s infrastructure. Investors who engage in land banking can benefit from significant capital appreciation, making it an appealing strategy for long-term wealth accumulation. However, the effectiveness of land banking as a real estate investment strategy in Abuja has not been fully assessed, particularly with regard to its role in promoting market growth and stability.

This study aims to explore the role of land banking strategies in real estate investment growth in Abuja, focusing on the benefits, risks, and long-term market impacts of such strategies.

Statement of the Problem

Despite the potential benefits of land banking strategies, their role in Abuja’s real estate investment landscape is not well-documented. Many investors in Abuja are unsure about the long-term viability of land banking, while others face difficulties in identifying the most lucrative land banking opportunities. As the demand for real estate increases, understanding how land banking strategies can contribute to market growth and development is critical. This research seeks to evaluate the impact of land banking on real estate investment growth in Abuja.

Objectives of the Study

  1. To assess the role of land banking strategies in real estate investment growth in Abuja.
  2. To evaluate the benefits and risks associated with land banking strategies in Abuja’s real estate market.
  3. To determine how land banking strategies influence long-term market stability and development in Abuja.

Research Questions

  1. What role do land banking strategies play in the growth of real estate investments in Abuja?
  2. What are the benefits and risks associated with land banking strategies in Abuja’s real estate market?
  3. How do land banking strategies impact long-term market stability and development in Abuja?

Research Hypotheses

  1. Land banking strategies significantly contribute to real estate investment growth in Abuja.
  2. Land banking strategies provide substantial long-term benefits, though they also carry notable risks.
  3. Land banking strategies play a crucial role in stabilizing the real estate market and contributing to urban development in Abuja.

Scope and Limitations of the Study

The study will focus on real estate investors and developers who engage in land banking strategies in Abuja. Data will be collected from real estate experts, landowners, and investment groups. Limitations include difficulties in accessing detailed financial data from private investors and challenges in measuring long-term market impacts.
